We repair the faults that stop a commercial fire door performing: worn or missing seals, closers that don't shut the door fully, misaligned leaves and failed ironmongery. Where a door has simply fallen out of adjustment, that's often a same-visit fix.

Replacement

Some fire doors are too damaged to repair safely. Where a leaf or frame is beyond remedial work, we replace the faulty commercial fire door with a suitable new set and make sure it hangs, closes and seals correctly.

Common Fire Door Faults

Gaps too large around the frame

Consistent, correct gaps around the leaf are what let the seals do their job. Gaps that are too wide (or uneven) let smoke and fire past and need putting right.

Damaged or worn intumescent seals

The intumescent and smoke seals in the leaf or frame expand in heat to close the gap. If they're painted over, torn or missing, that protection is lost.

Faulty self-closing devices

A fire door has to close itself fully onto the latch, every time. A closer that stops short, slams, or has been disconnected means the door can't protect the escape route.

Damaged leaves

Impact damage, holes drilled for old hardware, or a warped leaf all compromise a fire door. We assess whether it can be repaired or needs replacing.

Misalignment & dropped doors

A door that's dropped on its hinges binds in the frame, won't latch, and leaves uneven gaps. Re-hanging and re-aligning restores a proper, even close.

Ironmongery issues

Failed hinges, latches, panic bars and locks stop a fire door operating safely. We repair or replace the hardware so the door closes and secures as intended.

A fire door is only counted on in an emergency if it actually closes and seals when it's needed. How often should commercial fire doors be checked?

Fire doors need regular checking. For busy commercial premises with heavy foot traffic that typically means frequent routine checks through the year, with any faults acted on promptly. The person responsible for the building should arrange these checks; we're happy to carry out the repairs and remedial work that come out of them.

Can a fire door be repaired, or must it be replaced?

Many of the most common problems (worn seals, a closer that won't shut the door, misalignment, dropped hinges, failed ironmongery) are repairable. Replacement is usually only needed when the leaf or frame itself is badly damaged. We'll assess the door and tell you honestly which route is appropriate.

What makes a fire door non-compliant?

Common issues are gaps around the leaf that are too large or uneven, damaged or missing intumescent and smoke seals, a self-closing device that doesn't close the door fully onto the latch, a damaged leaf, and failed hinges or hardware. Propping a fire door open defeats it entirely. We put these faults right so the door works as intended.
