The Closer Is What Makes a Commercial Door Work

On almost every commercial door, a closer does the quiet work: it pulls the door shut behind each person, controls the speed so it doesn't slam, and lets the latch and lock engage. When that mechanism wears or fails, the door starts to slam, drift open, stick on the threshold or refuse to secure, and a door that won't close properly is a security and fire-safety problem, not just an annoyance. Transom Closers

Concealed within the transom (the head of the frame), these are the closers you'll find on most aluminium commercial and shopfront doors. We work on both hold-open and non-hold-open units, replacing worn bodies, resealing leaking closers and re-setting the closing and latching speed. Axim, Dorma and Alpro units are our bread and butter, and we can usually match what's already fitted.

Floor Springs & Floor Closers

Set into the floor beneath the door, floor springs carry the weight of heavier aluminium and all-glass entrance doors. When they leak oil, lose tension or let the door hang out of square, we replace the spring, reset the pivot and re-hang the door so it closes cleanly and sits true in the frame.

Overhead Closers

Surface-mounted at the top of the door, overhead closers suit timber, steel and heavier commercial doors. We fit cam-action units for a lighter opening force where accessibility matters, adjust closing, latching and backcheck, and replace closers that have started to slam, stick or leak.

Pivots, Housings & Loading Arms

A closer is only as good as the parts it pulls against. We replace worn bottom pivots and pivot housings, side and back loading arms, and the brackets that tie a transom closer to the door. Getting these right is what stops a repaired door dropping or dragging again a month later.

Common Door-Closer Problems We Fix

The door slams shut

Lost hydraulic control means the door swings closed hard, jarring the frame, the glass and anyone behind it. Usually a failed or leaking closer that needs re-setting or replacing.

It won't close fully

The door stops short and the latch never engages, so it sits unlocked. Often weak spring tension, a mis-set closing speed, or an arm that's lost its geometry.

Oil leaking from the unit

A pool of oil under a floor spring, or streaks from a transom or overhead closer, means the seals have gone. Once a closer is leaking it can't be adjusted back. It needs replacing.

Clicking or knocking

A knock or click as the door operates points to a worn arm, loose fixings or a failing pivot. Left alone it accelerates wear on everything it's connected to.

Scraping the frame or threshold

A door catching on the frame head or dragging on the floor is often a dropped pivot or a tired closer letting the leaf sag, not just a "sticky door".

It won't lock or secure

If the door won't sit square in the frame, the multipoint lock or shoot bolts won't throw. We get the door closing true so it secures every time.

1. Diagnose the unit

We identify the closer type and make, and work out whether it can be adjusted and resealed or has reached the end of its life.

2. Source the right part

We match the correct Axim, Dorma or Alpro unit (or the pivot, arm or housing needed) so the replacement fits the door and frame properly.

3. Supply, fit & realign

We fit the closer, re-hang and realign the door where needed, and set the closing, latching and any hold-open action correctly.

4. Test & make secure

We run the door through repeated cycles, confirm it latches and locks, and leave it safe and secure, same visit wherever the part allows.

How do I know if my door closer needs replacing?

Tell-tale signs are a door that slams, won't close the last few inches, drips oil, or clicks and knocks as it moves. A closer that's only mis-adjusted can often be reset; once it's leaking or the body has failed, it needs replacing rather than adjusting. We'll tell you honestly which it is when we inspect it.

Can you match my existing closer?

In most cases, yes. We identify the make and model that's fitted and replace it like-for-like, so the door behaves the same and the fixings and cut-outs line up. Where an old unit is discontinued, we fit the closest current equivalent that suits the door's weight and use.

Do you carry parts?

We carry common closers, pivots and arms for the units we see most often, so a lot of jobs are completed on the first visit. For less common or heavier-duty units we source the correct part and return to fit it, having already made the door safe.

Which brands do you fit?

We regularly fit and repair Axim, Dorma and Alpro transom closers, along with floor springs and overhead closers from the main commercial manufacturers. If you know the brand on your door, tell us. If not, we'll identify it on site.

Do you repair floor springs as well as transom closers?

Yes. Floor springs, transom closers, overhead closers and the pivots and loading arms that go with them are all part of what we do. Leaking or sagging floor springs on glass and aluminium entrance doors are a routine job for us.
